What sets it apart

What sets a Suncrete commercial grind and seal install apart.

Most commercial grind and seal failures trace back to the same handful of compromises. We don’t bend on these, even if it costs us a job.

01 / GRIND

Diamond grind to flatness

Multi-pass diamond grind levels the surface, opens the slab, and exposes aggregate for the polished-concrete look.

02 / SEAL

Penetrating + topical sealer

Two-layer sealer: penetrating densifier locks the slab, topical finish gives sheen and stain resistance.

03 / SHEEN

Matte to high-gloss

You pick the finish, matte for industrial, satin for retail, gloss for showroom. Same prep, different topcoat.

Why this system

The longer answer on commercial grind and seal.

Diamond-ground concrete with a clear sealer. Industrial-clean look without the cost of full polishing. That’s the one-line version. The longer answer is that commercial grind and seal is one of sixteen coating systems we install across South Florida, and the only reason it ends up on your slab is because the walkthrough determined nothing else would last as long. Wrong-system installs fail at year 2 even with perfect prep. The most expensive floor anyone ever buys is the one that needs to come out and be redone in three years.

Commercial installs are about downtime tolerance as much as they’re about chemistry. We size the system to your traffic volume, chemical exposure, and the realistic window you can lose for prep + cure. Most jobs run Friday evening through Sunday so you’re operational Monday morning. We bring our own generator, lighting, HEPA-shrouded grinders, and dust extraction so the work doesn’t disrupt neighboring tenants or contaminate sensitive equipment in adjacent spaces.

Wrong system on a flawless install still fails. The walkthrough decides whether commercial grind and seal is right, not the catalog, not the salesman.

Lifespan on a properly-installed commercial grind and seal in a commercial setting runs 8-15 years depending on traffic volume and chemical exposure. The variable is always abrasion at high-traffic zones, door thresholds, forklift turnaround points, near floor drains, which we typically address with a sacrificial topcoat refresh every 5-7 years rather than a full re-coat. That’s planned maintenance, not failure.

Where it shows up

Common commercial grind and seal applications.

Most-requested project types where this system makes sense. We don’t push it into the wrong context, if your job doesn’t fit any of these, the walkthrough will tell us a different system is the right call.

01

Forklift-traffic warehouses

Forklift-rated builds (15-30 mil total) handle constant pallet-jack and forklift traffic without indenting or chipping at thresholds. Most-requested in Doral, Miami Gardens, and Hialeah industrial corridors.

02

Commercial gyms and fitness

Resilient enough to survive dropped dumbbells (within reason) and easy to clean between member sessions. Free-weight zones typically get an extra topcoat layer for impact resistance.

03

Auto shops + dealerships

Oil + solvent resistance is built into the system. Hot-tire marks rare. Showroom-floor finish available for retail spaces, industrial finish for back-of-house service bays.

04

Food-service prep + back-of-house

Health-code-rated topcoat. Hose-down ready. Anti-microbial sealer available for prep rooms, dishwashing zones, and storage. Urethane cement system available for the cookline where heat resistance matters.

COMMERCIAL GRIND AND SEAL questions

What people ask us most.

How is this different from polished concrete?

Polished concrete is mechanical (50+ grit-stages of grinding), no sealer needed. Grind and seal is fewer grit-stages plus a topical sealer. Cheaper, faster, similar look. Lasts 7-10 years instead of forever.

Will the aggregate show?

Depends on how deep we grind. Light grind = no aggregate exposure (smooth slab). Medium = salt-and-pepper. Heavy = full aggregate. You pick at the walkthrough.

Can it be done in a working warehouse?

Yes. We section the floor and work zones. Dust-free grinding with HEPA-vacuumed shrouds, air quality stays workable.
