Epoxy: The Base Layer
Epoxy is a thick, strong, build-able resin that bonds beautifully to a diamond-ground slab. It is the foundation of most coated floors and carries the color or holds the decorative flake.
Its weakness is UV: on its own, epoxy ambers and chalks in direct sun. That’s why in South Florida we rarely leave epoxy as the final layer.
Polyaspartic: The Topcoat
Polyaspartic is a UV-stable, fast-curing coating that holds color and flexes with temperature. As a topcoat it seals the system, adds scratch and chemical resistance, and is drive-on hard in about 48 hours.
It is the layer that makes a Miami floor last. Every floor we install gets a polyaspartic wear coat over the epoxy or flake base.
Polyurea: The Fast Cure
Polyurea is a close cousin of polyaspartic, prized for very fast cure and flexibility. It is often used as a base or topcoat where speed matters, like commercial floors that have to reopen overnight.
For most residential garages, a polyaspartic topcoat is the workhorse. Polyurea shines where downtime has to be near zero.
