What sets it apart

What sets a Suncrete sleeper system floor install apart.

Most sleeper system floor failures trace back to the same handful of compromises. We don’t bend on these, even if it costs us a job.

01 / SUBSTRATE

Engineered subfloor

Treated lumber sleepers, vapor barrier, plywood deck, creates a working substrate over a problem slab.

02 / FINISH

Any flooring on top

Once the sleeper system is in, you can install epoxy, polished concrete look-alike, LVT, hardwood, your choice.

03 / MOISTURE

Solves slab water issues

When a concrete slab has unfixable moisture or vapor problems, this system isolates the finished floor from the slab.

Why this system

The longer answer on sleeper system floor.

Wood-substrate floor systems for moisture-compromised slabs and over-grade installations. Engineered subfloor + decorative top. That’s the one-line version. The longer answer is that sleeper system floor is one of sixteen coating systems we install across South Florida, and the only reason it ends up on your slab is because the walkthrough determined nothing else would last as long. Wrong-system installs fail at year 2 even with perfect prep. The most expensive floor anyone ever buys is the one that needs to come out and be redone in three years.

Prep work is the invisible part of every coating install. Half of every coating failure traces back to prep that was skipped or compromised. Acid-etching looks like a shortcut for a 30% lower price, but the failure pattern is consistent: edges peel at 18 months, full-coat delamination by year 3. Diamond grinding to a CSP 2-3 profile is the only prep that hits manufacturer spec on every coating we install. Shot blasting is faster for commercial-scale work but creates a coarser profile that’s wrong for thin decorative systems.

Prep takes longer than the install. That’s not a bug, that’s why the floor lasts ten years instead of two.

Pricing varies widely with slab condition. A clean new pour is bottom-of-range. A 30-year-old slab with prior failed coatings, oil contamination, and moisture issues can be 2-3x the cost of standard prep. The walkthrough is where we measure, moisture meter, prior-coating adhesion test, visible damage survey. We send firm pricing after, never a “starting at” range.

SLEEPER SYSTEM FLOOR questions

What people ask us most.

When do I need this vs. a normal coating?

When the slab fails moisture testing or sits below grade with active water issues. A regular coating will fail on a wet slab. The sleeper system isolates the problem.

How tall does it raise the floor?

Standard build is 2-3 inches total. We work with you on door clearances, transition strips, and stair risers.

Can I run radiant heat under it?

Yes. Standard substrate for hydronic or electric radiant. We coordinate with your HVAC subcontractor.
