Why this system

The longer answer on concrete sealing.

Concrete is a sponge with a compressive strength rating. Left bare in South Florida it drinks rain, irrigation overspray, salt air, pool chemistry, and whatever drips out of the car, and every one of those leaves something behind: efflorescence, rebar corrosion, spalling, stains that never come out. Concrete sealing is the cheap insurance against all of it, and it is dramatically cheaper than the repair work we get called for when it was skipped for a decade.

The walkthrough decides the chemistry. A driveway that needs to keep its texture gets a penetrating silane/siloxane that disappears into the slab. A warehouse floor that dusts gets a lithium densifier. Stamped concrete and pavers that should look rich and wet get a topical acrylic. Interior floors heading toward a finished look move into polish territory, and slabs with coatings failing on top need grinding first, sealer over a failing coating just seals in the failure.

Sealer is the cheapest thing we sell and the most expensive thing to skip. The slab keeps score either way.

Application is fast: most residential jobs are done in a day, walk-on in 2 to 24 hours depending on product, and reseal cycles run 3 to 10 years by chemistry and traffic. How long does concrete sealer last?

By chemistry: penetrating silane/siloxane repellents run 7 to 10 years, densifiers are effectively permanent, topical acrylics are sacrificial at 2 to 4 years outdoors. We log the product and date at handoff so the reseal lands on schedule instead of after the damage.

Penetrating or topical, which one do I need?

Keep the look and the grip: penetrating. Want wet-look color and shine on stamped or decorative work: topical. Stop a warehouse slab from dusting: densifier. The walkthrough matches the chemistry to the slab, and the wrong pick is the main reason DIY sealing disappoints.

Will sealer make my patio or pool deck slippery?

Penetrating sealers, no, they leave the texture untouched, which is why they are our default around water. Gloss topicals can get slick when wet, so where we use them we broadcast a traction additive into the final coat.

Can you seal brand-new concrete?

After it cures. Most penetrating sealers want 28 days; some densifiers can go earlier. Sealing too soon traps moisture and clouds the finish, so on new pours we schedule the sealer visit, not rush it.

My old sealer is flaking white. Can you fix it?

Yes, that is a failed topical letting go. We strip or grind the failed film off, then reseal with the right product for the exposure. Sealing over flaking sealer just laminates the problem.

Does sealing stop oil and rust stains?

It stops them from becoming permanent. Sealed concrete gives you hours instead of minutes to wipe up oil, and irrigation rust sits on the surface instead of soaking in. Existing stains get treated during prep, most lift substantially, some old ones leave shadows we will point out honestly at the walkthrough.
