Commercial Epoxy Flooring in Coral Gables, FL by Suncrete Coatings
Coral Gables, FL

Commercial epoxy for Coral Gables business.

Coral Gables commercial work runs from Miracle Mile retail and Giralda Avenue restaurants to medical and office space along Ponce de Leon. We schedule around your hours, overnight prep, weekend coating, open Monday, so the floor goes in without closing your doors. HOA and building-management paperwork is formatted for board review before we start.

Restaurant and medical floors get NSF/FDA-compliant systems with cove base at the wall transitions for sanitation; retail and showroom floors get the decorative metallic or flake look that matches the Gables upscale streetscape. Either way it is diamond-ground, polyaspartic-topped, and warranted.

The thing about a lot of Gables commercial space is that the buildings are old and the slabs underneath the tile or VCT you are tearing out are not what you would guess. We have pulled up flooring on Miracle Mile and found original 1950s concrete with a curing compound still sitting on top, and that residue is exactly what makes a cheap coating peel in a year. Before we quote a price we grind a test patch so we know what the slab is actually doing, whether it holds moisture, whether it has old glues or sealers baked in, and whether it needs a self-leveler to get flat. A commercial floor that has to look right for customers cannot afford a coating that lifts at the door threshold six months in, so we size the whole system to the slab we find, not the slab we hoped for.

We also handle the boring parts that keep a Gables job from stalling: parking and staging around the tight streets near Ponce, keeping the grinder dust contained so the tenant next door is not calling the building manager, and getting the certificate of insurance and scope over to property management before the first crew shows up. Commercial work in the Gables lives and dies on scheduling, and we would rather over-communicate the plan than surprise you the night before.

From the Miami Beach shop, we route through Coral Gables weekly. Most Gables jobs start within a week of the walkthrough.

Why this system

The longer answer on commercial epoxy flooring.

Heavy-duty epoxy systems for warehouses, retail, gyms, automotive shops. Forklift-rated. Chemical-resistant. That’s the one-line version. The longer answer is that commercial epoxy flooring is one of sixteen coating systems we install across South Florida, and the only reason it ends up on your slab is because the walkthrough determined nothing else would last as long. Wrong-system installs fail at year 2 even with perfect prep. The most expensive floor anyone ever buys is the one that needs to come out and be redone in three years.

Commercial installs are about downtime tolerance as much as they’re about chemistry. We size the system to your traffic volume, chemical exposure, and the realistic window you can lose for prep + cure. Most jobs run Friday evening through Sunday so you’re operational Monday morning. We bring our own generator, lighting, HEPA-shrouded grinders, and dust extraction so the work doesn’t disrupt neighboring tenants or contaminate sensitive equipment in adjacent spaces.

Wrong system on a flawless install still fails. The walkthrough decides whether commercial epoxy flooring is right, not the catalog, not the salesman.

Lifespan on a properly-installed commercial epoxy flooring in a commercial setting runs 8-15 years depending on traffic volume and chemical exposure. The variable is always abrasion at high-traffic zones, door thresholds, forklift turnaround points, near floor drains, which we typically address with a sacrificial topcoat refresh every 5-7 years rather than a full re-coat. That’s planned maintenance, not failure.

One factor that catches Coral Gables businesses off guard is moisture coming up through the slab. A lot of the older commercial buildings here sit on grade with no vapor barrier under the concrete, and this close to Biscayne Bay the water table is high. When vapor pushes up through the slab it can lift a coating right off the floor no matter how good the prep was. That is why every one of our commercial jobs starts with a moisture reading, and if the number is high we install a moisture-mitigation primer before the build coat. It costs a little more up front, but it is the single most common reason a commercial epoxy floor fails early down here, and skipping it to shave the price is the fastest way to end up redoing the whole floor in two years.

We built this business on high-finish surface work, ten years of it, starting in marble polishing before we moved into concrete coatings and urethane cement systems for commercial kitchens. That background is the reason we care about how flat and clean a finished commercial floor reads, right down to how the light sits on it, on top of getting the durability right. When a floor looks uniform to a customer walking in, it does quiet work for the business every single day, and getting there is craft, not luck.

Where it shows up

Common commercial epoxy flooring applications.

Most-requested project types where this system makes sense. We don’t push it into the wrong context, if your job doesn’t fit any of these, the walkthrough will tell us a different system is the right call.

01

Forklift-traffic warehouses

Forklift-rated builds (15-30 mil total) handle constant pallet-jack and forklift traffic without indenting or chipping at thresholds. Most-requested in Doral, Miami Gardens, and Hialeah industrial corridors.

02

Commercial gyms and fitness

Resilient enough to survive dropped dumbbells (within reason) and easy to clean between member sessions. Free-weight zones typically get an extra topcoat layer for impact resistance.

03

Auto shops + dealerships

Oil + solvent resistance is built into the system. Hot-tire marks rare. Showroom-floor finish available for retail spaces, industrial finish for back-of-house service bays.

04

Food-service prep + back-of-house

Health-code-rated topcoat. Hose-down ready. Anti-microbial sealer available for prep rooms, dishwashing zones, and storage. Urethane cement system available for the cookline where heat resistance matters.

COMMERCIAL EPOXY FLOORING questions

What people ask us most.

What thickness do you install?

Standard commercial build is 15-25 mil total system. Heavy-traffic warehouses go to 40 mil. We size to the actual use case.

Is the floor static-resistant?

Standard epoxy is non-conductive. ESD-rated systems available for electronics labs and clean rooms.

Can you stripe traffic lanes?

Yes. OSHA-compliant safety markings, ADA-compliant transitions, custom logos, all integrated into the topcoat.

Can you work around our business hours in the Gables?

That is how most of our Coral Gables commercial work runs. We prep on a Friday evening, coat over the weekend, and you are open Monday with the floor cured hard enough for foot traffic. Restaurants on Giralda and retail on Miracle Mile cannot afford to close, so we build the schedule around your slow window and confirm the exact hours at the walkthrough.

Do you handle the certificate of insurance and building paperwork?

Yes. Most Gables commercial buildings and their property managers want a certificate of insurance and a written scope before any crew is allowed on site, and we get that over ahead of time so nothing stalls the first day. If your space is in a managed building we will coordinate directly with the manager on staging, freight elevators, and quiet hours.

What if there is old tile or VCT glue on the slab?

We grind through it. Old cutback adhesive, thinset ridges, and cured curing compound all have to come off before a coating will bond, and the diamond grinder handles it. On badly uneven slabs we skim a self-leveler after grinding so the finished floor is flat and the topcoat reads clean. We check for all of this at the test-patch stage before we ever quote a price.

Will the floor hold up to heavy cleaning chemicals?

Our standard commercial build tolerates most degreasers and floor detergents used in retail and food service. For kitchens and processing areas that see stronger sanitizers and hot water, we spec a urethane cement system instead of standard epoxy, since it takes daily wash-down and thermal shock without breaking down. We match the chemistry to what your crew actually mops with.
