Garage floor epoxy for Coral Gables homes.

Coral Gables garages are a different animal than the new-construction slabs out west. A lot of the homes in Old Cutler, Cocoplum, and the streets off Riviera were poured between the 1940s and the 1970s, which means older concrete, hand-floated finishes, and decades of oil and tire stains ground into the surface. We diamond-grind through all of it and moisture-test before a drop of primer goes down, because a 60-year-old slab this close to Biscayne Bay holds more groundwater vapor than a builder-grade floor in a 2015 subdivision.

The salt air near the water is the factor most contractors ignore. Acid-etched epoxy and big-box garage kits chalk and peel within two Florida summers down here. Every Coral Gables floor we install gets a UV-stable polyaspartic topcoat, so the color you pick at the walkthrough is the color that stays, even on a west-facing garage taking full afternoon sun.

Humidity is the quiet killer on a Gables garage floor, and it is why the moisture test is not something we skip to save an hour. Even on a dry, sunny day, a slab sitting on grade this close to the bay can be pushing vapor up through the concrete, and if that vapor has nowhere to go it collects under the coating and lifts it. We take a reading before anything goes down, and when the number runs high we prime with a moisture-tolerant system built to breathe instead of trap. A homeowner who got burned by a peeling floor from a cheaper crew almost always got burned right here, on the step everyone else treats as optional.

From the Miami Beach shop, we route through Coral Gables weekly. Most Gables jobs start within a week of the walkthrough.

What sets it apart

What sets a Suncrete garage floor epoxy install apart.

Most garage floor epoxy failures trace back to the same handful of compromises. We don’t bend on these, even if it costs us a job.

Why this system

The longer answer on garage floor epoxy.

Polyaspartic-topcoat systems built for South Florida heat. Walk-on next day, drive-on in 48 hours. That’s the one-line version. The longer answer is that garage floor epoxy is one of sixteen coating systems we install across South Florida, and the only reason it ends up on your slab is because the walkthrough determined nothing else would last as long. Wrong-system installs fail at year 2 even with perfect prep. The most expensive floor anyone ever buys is the one that needs to come out and be redone in three years.

The full system runs from primer to topcoat in a specific order, and every layer has a reason. Primer bonds to the cement matrix. Basecoat creates the body and provides UV barrier. Decorative or aggregate layer creates the texture and visual character. Topcoat seals the system and provides the wear surface. Skip any layer and the floor’s lifespan drops in half. We don’t shortcut layers to compete on price.

If we recommend garage floor epoxy, it’s because the same system is still flat on someone else’s slab across town.

Lifespan depends on prep quality, system selection, and use pattern, but with our standard install on a properly-prepped slab, you should expect 10-15+ years of service before any visible wear. Topcoat refresh extends life another 5+ years without disturbing the underlying system. We come back at 30 days for a free inspection, and we’re a small enough shop that we can’t afford to leave bad work in the field.

People ask why we bother diamond-grinding when acid-etching is faster and cheaper, and the honest answer is that etching does not give the coating anything real to grab. It just softens the very top skin of the slab. Grinding opens the concrete to a proper profile so the primer keys into the surface and stays there, and on the aged, hand-floated slabs common in Old Cutler and Cocoplum that mechanical bond is the whole ballgame. Ten years of high-finish surface work, starting back in marble polishing, taught us that the prep is where a floor is won or lost, and we would rather lose a bid to a cheaper crew than cut the step that keeps the floor down.

GARAGE FLOOR EPOXY questions

What people ask us most.

How long does a typical garage take?

Single-day prep, single-day coating, then 24 hours walk-on and 48 hours drive-on. Most 2-3 car garages are start-to-finish in 72 hours.

Will it survive Florida summers?

Yes. We only use polyaspartic topcoats (UV-stable). Acid-etched epoxy floors peel at the 18-month mark down here. Diamond-ground polyaspartic floors are still flat at year 10.

Can you coat a stained or oil-soaked floor?

We diamond-grind through the staining and prime with an oil-tolerant primer. If oil has penetrated more than a quarter-inch, we may recommend a thin self-leveler before coating.

What colors are available?

Solid: any common epoxy color including granite, charcoal, gray, sand, terracotta. Flake: 30+ pre-blended chip palettes. Metallic: copper, pearl, ocean, bronze. We bring sample panels to the walkthrough.

Does it crack?

The coating doesn’t crack. The slab underneath can move and telegraph cracks through, but we chase and fill every visible crack before coating. Hairlines remain stable. Major slab movement is rare.

Why grind instead of acid-etch my garage?

Etching only softens the top skin of the concrete and does not give the coating a real profile to bond to. We diamond-grind so the primer keys into the slab mechanically, which is what keeps the floor down for a decade. On the older hand-floated slabs common in Coral Gables, that bond is the difference between a floor that lasts and one that peels.

Do you have to move everything out of the garage?

Yes, the floor needs to be completely clear so we can grind wall to wall and coat every inch. We will tell you at the walkthrough exactly when to have it empty, and we keep the whole job to a tight window, usually a day of prep and a day of coating, so the garage is out of service for as little time as possible.

Is the moisture test really necessary in the Gables?

For a slab this close to Biscayne Bay, absolutely. High groundwater means a lot of these floors push vapor up through the concrete, and that vapor is the single most common reason a garage coating lifts down here. We read the slab first and prime accordingly, which is exactly the step cheaper installs skip.
