A commercial flake floor is a different animal

Chip flooring in a house is one broadcast, one clear, done in a weekend. A commercial flake system that has to pass a health inspection and take a hose every night is built to a different spec entirely, and the difference starts with thickness.

We broadcast to refusal twice. The first pass loads the basecoat until it will not take another flake. We scrape it back, vacuum every loose chip, and then go again into a second resin coat. That gets a commercial floor to a real build thickness with a genuinely full flake bed, which is what gives you the mechanical texture underfoot and the abrasion resistance that survives a Doral wash bay. A single broadcast leaves thin spots you cannot see until the topcoat wears through them in the traffic lane in front of the fryer.

The second difference is the perimeter. Commercial washdown means integral cove base, a radiused resin curve running four to six inches up every wall and every equipment plinth, sealed continuously into the field of the floor. There is no joint where the wall meets the slab, so there is nowhere for grease, water, or bacteria to sit. Inspectors in Miami-Dade look at that corner first.

What a commercial flake build carries that a garage floor never does

The chip is the part everybody looks at and the least important part of the spec. Three details decide whether a washdown floor is still tight in year eight.

01 / THICKNESS

Two loaded broadcasts, scraped between them

The first pass fills the basecoat until it refuses another flake. We scrape the high spots back, vacuum every loose chip, then go again into a second resin coat. That gets a genuinely full flake bed with real build thickness underfoot.

02 / PERIMETER

Cove base poured as part of the floor

Radiused resin runs four to six inches up every wall and around every equipment plinth, continuous with the field, sealed into your existing drains rather than stopped an inch short of them. There is no joint at the wall for grease or water to sit in.

Why Miami washdown floors fail early

We get called to recoat other people’s flake floors constantly, and the failure is almost always one of three things.

Moisture is the first. An old Miami kitchen slab that has been hosed down for two decades holds water and grease deep in the pore structure, and a lot of these buildings sit on slabs poured with no vapor barrier over sandy fill with a high water table under it. Coat that without testing and priming for it and you get blisters and hollow spots within a season. We moisture-test before the grind and again after it, because grinding opens the slab and changes the reading.

Thickness is the second. A one-pass broadcast quoted against a two-pass one always wins on price and always loses in year two, in the exact three-foot strip where the staff pivot between the range and the pass.

The cure window is the third, and it is the one owners have the most control over. A restaurant that has to reopen for lunch will push a crew to hand the floor back early. Foot traffic at 24 hours is fine. Rolling racks, rubber mats, and a full hot washdown want 48 to 72. Putting a rubber runner down on a green floor prints it permanently, and running hot water over an under-cured topcoat can haze it. How is this different from the flake floor you would put in a garage?

Build thickness and detailing. A garage gets one broadcast and one clear. A commercial washdown floor gets two loaded broadcasts to refusal with a scrape and vacuum between them, integral cove base running up every wall and equipment plinth, traction graded by zone, and a topcoat chosen against your actual cleaning chemicals. It is roughly twice the material and considerably more labor.

Will a Miami-Dade health inspector pass this floor?

The detailing is built for it. Seamless field, radiused integral cove at every wall and equipment leg, no open joint at the slab-to-wall transition, and the system sealed into your existing drains so a full washdown actually drains. Inspectors look at that wall corner and the drain surround first. We can also supply the product data sheets your inspector may want on file.

Can you do my kitchen without losing a service?

Almost always. We start after close, grind and prep overnight, and coat inside the same window. A typical Miami kitchen runs two or three consecutive nights depending on square footage and how much cove base the room needs. We bring our own lighting, generator, and dust extraction so your dining room is not covered in concrete dust in the morning.

What flake color should a commercial kitchen use?

Something with enough contrast in the blend to read soil rather than hide it. A very dark blend looks sharp on day one and then your closing crew cannot see what they missed. Mid-tone blends with a light chip in the mix show grease film and standing water, which sounds like a downside and is actually how you get a floor that stays clean. We bring sample boards to the walk-through.

How long before we can hose the floor down?

Foot traffic at about 24 hours. Rubber mats, rolling racks, and rolling equipment at 48 to 72. Hold a full hot washdown until the end of that window, because hot water over an under-cured topcoat can haze it and a rubber runner on a green floor leaves a print that never comes out.
