Miami proper is a city of houses, not towers. The garages we coat here are attached one and two-car bays on 1950s and 1960s single-family lots in Shenandoah, Westchester and The Roads, plus older detached garages and carports behind the wood-frame houses in Coconut Grove. A lot of them have been converted at some point into a laundry room, a workshop, or a spare bedroom with the door still on the front. Every one of those uses puts different demands on the slab, and the walk-through is where we sort out which system belongs on yours.

The slabs themselves are old, and that is the honest starting point. A garage poured seventy years ago in Coral Way has seen settling, patch jobs, a chased-in plumbing line or two, and decades of oil. Some were never sealed at all. We do not coat over that history, we grind it off. Diamond grinding opens the concrete to a clean profile, crack chasing fills the moving joints, and only then does anything liquid touch the floor. It is slower than rolling a kit out of a box, and it is the entire reason our floors are still flat at year ten.

Moisture testing is not optional on this side of the county. Miami sits on porous limestone with a water table close to the surface, and a slab poured before vapor barriers were standard practice will push moisture up through itself year-round. Coat a wet slab and the finish blisters and lets go within a season, no matter how good the product was. We run calcium-chloride or relative-humidity readings on every floor and spec a vapor-barrier primer when the numbers ask for it. If the readings say wait, we tell you to wait.

The shop is on Miami Beach, so most of Miami is a fifteen-minute run for us. Same-week walk-throughs are normal, not a favor.

Chip blends in more than thirty color mixes, or a solid color with a non-slip topcoat. Flake hides dust and tire marks, which matters in a garage that doubles as storage.

Why this system

The longer answer on garage floor epoxy.

The system we install is built in layers and every layer has a job. Primer bonds to the cement matrix and, on a moisture-active slab, blocks vapor drive from below. The basecoat gives the floor body and carries the UV protection. The flake or aggregate layer builds texture, which is what keeps the surface from turning into a skating rink when a wet car drips all over it in August. The topcoat seals everything and takes the abuse. Pull a layer out to shave the price and you cut the lifespan roughly in half.

Why Miami is different

Ask anyone who has lived here through a storm week what the garage is for. It is the room where everything ends up: the patio furniture, the plants, the grill, the shutters that came down off the windows, the bins nobody wants to carry inside. That is a lot of heavy things getting dragged across bare concrete in a hurry, and bare concrete dusts, stains and chips under exactly that kind of use. A sealed floor takes it and cleans up after.

One more Miami-specific note. Plenty of these garages are older than the code that would require a moisture barrier under the slab, so we treat every floor as suspect until the meter tells us otherwise. What Miami homeowners ask us first.

Why did my big-box garage kit peel off with the tires?

That is hot-tire pickup, and it is the most common failure we see in Florida. A thin coating over an acid-etched slab never bonds deeply, and hot tires on a summer afternoon soften it enough to lift it when you pull out. Diamond grinding plus a full-build system is the fix, and it is why we will not sell a single-coat product here.

Does an old Miami slab really need moisture testing?

Yes. A lot of these garages were poured before a vapor barrier under the slab was standard, so groundwater pushes up through the concrete year-round. We run a calcium-chloride or relative-humidity reading before we spec anything and add a vapor-barrier primer when the numbers call for it. Coating a wet slab is how a floor blisters in its first season.

Can you coat a carport or a garage that is open on one side?

We do it often in Coconut Grove and Little Havana. Open slabs need extra care at the perimeter, since wind-driven rain hits the edges first and that is where a weak coating starts letting go. We seal the edges properly and pick a topcoat rated for that exposure.

Will the floor hold up if the garage is really storage?

It will, and honestly that is what most of these floors do during storm season. A flake finish hides scuffing from dragged bins and furniture, and the sealed surface means fuel, oil or a knocked-over paint can wipes up instead of soaking in.
