Flake epoxy is the finish we reach for when a Miami floor has to take real abuse and still look like somebody chose it. A full broadcast of colored vinyl chips goes down wet into the basecoat until the surface will not take another chip, then gets sealed under a clear topcoat. What you end up with is texture underfoot, a slab whose old stains and hairlines have disappeared, and a color you picked instead of the gray you inherited. Grit is the quiet reason it works in this city. Sand comes home from the beach in the treads of your shoes, in the dog’s paws, in the bottom of a cooler, and it gets ground into the floor every time somebody walks across the garage. On a smooth, solid-color coating that sand shows as scuff lines within a season. A flake blend scatters it. The chip pattern breaks up the eye’s ability to track a scratch, so a Coconut Grove garage that sees beach traffic every weekend still looks clean at year three. Why cheap flake floors fail here.
The reason is that a partial broadcast leaves the basecoat doing structural work it was never meant to do. Chips at full refusal form a continuous mechanical layer, and the topcoat that flows over them locks the whole thing into a single sheet. Sparse chips leave bare resin exposed to UV and abrasion, and bare resin is the weak link. Add a Miami slab pushing vapor from underneath and a carport threshold taking direct sun from above, and the floor is being attacked from both sides at once.
