Coating a Hialeah garage that already works hard.
Most of the garages we coat in Hialeah are not parking spots. They are second workshops, tool rooms, small business overflow, and storage for a household that runs three generations deep. That changes the whole conversation. A floor that only has to survive a car sitting on it is an easy floor. A floor that takes a rolling toolbox, a dropped socket set, a compressor, and a stack of inventory needs a build thickness and a topcoat that match what actually happens on it.
The other thing that shapes this city is the age of the concrete. Hialeah has a lot of housing stock that predates the modern vapor-barrier standard, so a slab here was often poured directly on fill with nothing underneath it. That matters more than the brand of resin. Concrete is a sponge, and in a subtropical climate the ground under it stays wet enough that water vapor moves upward through the slab year round. Put a coating over that without measuring it first and the vapor collects under the film until the bond gives up in sheets.
So we measure. Every Hialeah garage gets a moisture reading before we quote a system, not after we have already sold you one. If the numbers are high, the spec changes: a vapor-tolerant primer goes down first, and the build sequence gets adjusted around it. If the numbers are clean, you save money because you do not need the extra layer. Either way you find out before the material shows up, which is the whole point of doing the test. See the whole system on our main garage floor epoxy page, or send us a photo of your slab and we will tell you what it needs.
Where we pour across Hialeah.
We cover the whole city, from the neighborhoods off Palm Avenue and West 4th to the industrial blocks near the Okeechobee corridor, plus the surrounding northwest Miami-Dade markets. See recent floors on the project gallery, or read the full Hialeah service overview.
Three things we will not skip on a Hialeah garage.
Every corner a cheap crew cuts is one of these three, and all three are invisible the day the job finishes. You find out which one got skipped somewhere around month eight.
Mechanical prep, not acid
Acid etching is a shortcut that leaves residue in the pores and does nothing to old paint or sealer. We diamond-grind the slab open under HEPA extraction so the primer bonds into concrete, not into whatever was on top of it.
A reading before a spec
Older Hialeah slabs frequently sit on damp fill with no vapor barrier below. We test the slab and let the number pick the primer, because a coating installed over active vapor drive is on a clock from day one.
Built for hot tires
A tire that has been on the Palmetto in August comes home soft and sticky, and it will lift a thin one-part coating right off the slab. Our topcoat is chosen so the tire releases instead of taking the floor with it.
Prep is most of the job, and nobody sees it.
If you watched us work a Hialeah garage, you would spend most of the visit watching a grinder, a vacuum, and a lot of patient work at the edges. That is not padding. The coating is the easy part. What determines whether the floor is still there in a decade is what happened to the concrete in the hours before anything got poured.
The order of operations
Strip old coating and sealer down to bare concrete.
Diamond-grind to an open profile, vacuum under HEPA.
Chase and fill cracks, treat control joints, patch pitting.
Read the slab for moisture, then pick the primer.
Prime, build, broadcast, topcoat, in that order.
The Hialeah garages that actually get coated.
Four scopes cover almost everything we do in this city. If yours does not look like any of them, the walkthrough will sort out whether epoxy is even the right answer.
The garage that doubles as a workshop
Bench along one wall, compressor in the corner, and a car that only fits when everything else gets moved. These need impact tolerance and a surface that cleans up after a spill instead of staining. Flake gives you texture underfoot and hides the working life of the room better than a solid color.
Older homes with original concrete
The pre-1980s stock across Hialeah tends to bring cracks, patched trenches from old plumbing work, and no vapor barrier under the slab. This is the scope where moisture testing changes the quote most often, and where a repaired, ground, properly primed floor makes the biggest visual difference.
Storage-first garages
Shelving to the ceiling, seasonal stock, and boxes that sit on the floor for months. A sealed surface stops the slab from wicking moisture into whatever is resting on it and makes the room sweepable instead of dusty. We stage these so you unload one half at a time.
Small business out of the house
Plenty of Hialeah trade work runs out of a residential garage. Van loads in and out daily, tools on wheels, and a floor that has to look presentable when a customer comes by. We build these heavier and finish them with a topcoat sized for constant tire traffic and rolling loads.

Prep and pour
Grind, repair, vacuum, prime, build, broadcast, topcoat. Doors closed, storm or no storm.
Cure and handoff
We tell you the real wait before foot traffic and before vehicles, then we come back to check it.
If epoxy is not the right call.
Garage floor epoxy is one option among several, and it is not automatically the best one for your slab. These four cover most of what we install elsewhere in the city.
Metallic Epoxy
Poured and worked by hand for depth and movement, when the floor is meant to be looked at.
Flake Epoxy
Broadcast chip for grip and for hiding the everyday wear a working garage puts on a floor.
Polyurethane Floors
More flexible and more forgiving of movement, worth considering on a slab that flexes.
Commercial Epoxy
Heavier build for warehouse and shop floors across Hialeah’s industrial blocks.
Straight answers before you book.
My garage already has a coating on it. Does that have to come off?
Yes, all of it. A previous coating or a builder’s sealer is a weak layer, and anything we install over it is only as strong as that layer. We grind it off down to bare concrete, which is also the point where we usually find out how the last floor failed.
Why grind instead of acid etching the slab?
Acid does not touch old paint or sealer, and it leaves residue behind in the pores that the primer then has to bond through. Grinding opens the concrete mechanically and gives the coating something real to key into. It costs more in labor, and it is the difference between a floor that lasts and one that peels.
What actually causes a garage floor to peel in South Florida?
Two things, most of the time. Moisture pushing up through a slab that was never tested, and hot tires lifting a thin coating that was never built for them. Both are preventable, and both come down to decisions made before the first coat goes on.
Can you coat a garage I use as a workshop rather than for parking?
That is most of our Hialeah work. We build those heavier and pick a topcoat that handles rolling toolboxes, dropped hardware, and the occasional spill. Tell us what happens in the room and we will size the system to it.
