The layer that decides whether a Hialeah floor lasts.

Most people call us asking for a polyurethane floor. What they almost always want is a polyurethane topcoat riding on an epoxy base, because that is how the material is actually used. Epoxy is the body of the system. It bonds to the slab, fills, levels, and carries the color or the flake. Urethane goes on last and thin, and its whole job is to be the surface that traffic, sunlight, cleaners and tires touch. When a floor in Hialeah wears out, that top layer is what wore out. The epoxy underneath is usually still fine.

That distinction matters more here than in most of Miami-Dade. Hialeah runs on small industrial bays, warehouse space, body and fleet shops, and older housing with garages that have been working spaces for decades. Those slabs get abrasive traffic every single day: pallet jacks, steel wheels, dropped tools, grit tracked in off the yard. Abrasion is the failure mode, not chemistry. A urethane wear layer is built to take exactly that kind of grinding, and it stays clear and hard while it does it.

Then there is the sun. Straight epoxy ambers when ultraviolet light hits it, going yellow-brown over months in any bay with an open door, a skylight, or a west-facing window. Urethane holds its color. If part of your Hialeah floor sees daylight and part of it does not, epoxy alone will tell everyone exactly where the line is within a year. A urethane topcoat keeps the whole floor reading as one floor.

Why a wear layer is not a leveling layer.

Urethane goes down thin. That is not a shortcut, it is the point. Epoxy builds film, urethane builds surface. If a Hialeah slab is dished, cracked, or has a bad patch from an old machine base, no amount of topcoat will hide it, and anyone telling you otherwise is going to hand you a floor that mirrors every flaw underneath. The correction happens at the grind and at the base coat. The urethane arrives after the floor is already flat, and it goes on to protect what is there.

This is also why we will tell you when you do not need one. A closed storage room with no daylight and light foot traffic can live perfectly well on a straight epoxy build. A shop with a roll-up door facing the afternoon sun, or a floor that gets scrubbed nightly, is a different conversation. Is polyurethane a floor on its own?

Usually not. In almost every install we do it is the topcoat over an epoxy base. The epoxy is the body of the system and the urethane is the surface that takes the traffic, the sunlight, and the cleaning. Asking for a polyurethane floor and asking for a urethane topcoat over epoxy are, in practice, the same request.

Why does my old epoxy floor look yellow near the door?

That is ultraviolet light. Bare epoxy ambers when sunlight reaches it, so the part of the bay near an open roll-up or a window shifts yellow-brown while the shaded part stays put. A urethane topcoat is UV stable and holds its color, which keeps the whole floor reading as one surface.

Can you recoat instead of tearing the floor out?

Often yes. If the base coat is still bonded and the slab underneath is sound, we can mechanically scuff the worn surface and put a fresh urethane layer over it. That keeps the color and flake you already paid for and gets the floor back much faster than a full rebuild.

Will the topcoat hide cracks and low spots in my slab?

No, and nobody should promise it will. Urethane goes down thin because it is a wear layer, not a leveling layer. Anything that needs correcting gets handled at the grind and in the epoxy base coat. The topcoat then protects a floor that is already flat.

What sheen options do I have?

Anything from a flat matte to a full gloss. Gloss reads brighter and bounces light around a dim warehouse bay, while matte hides dust and scuffing better in a busy shop. We will show you both on your own floor color before you decide.
