Miami Commercial Metallic Floors.
Poured metallic floors specified for public traffic: hotel lobbies, showrooms, tasting rooms, and brand spaces. Built with a commercial wear layer over the art, and a maintenance plan that keeps the depth in it.

Specifying a metallic floor for public traffic
A metallic pour in a private space only has to survive the people who live there. A metallic pour in a Brickell hotel lobby has to survive rolling luggage, stiletto heels, sand tracked in from the beach, a nightly scrubber, and a general manager who will not close the lobby for a recoat. Same resin family, completely different specification.
The difference is what goes over the art. In a residential install the metallic layer often carries its own clear and that is enough. Commercial work gets a separate wear layer, usually a high-solids polyaspartic or a commercial-grade urethane, applied over the cured metallic at a build thickness sized to the traffic count. That layer is the sacrificial part. It takes the abrasion, and when it eventually dulls in the entry lane in year six or seven, we screen it and recoat that layer only. The metallic underneath never gets touched, so the floor you approved is the floor you keep.
The second commercial consideration is slip. Metallic floors are poured smooth and read glossy, which is exactly what a brand environment usually wants and exactly what a risk manager usually objects to. We can carry a fine polymer grit into the wear layer that lifts the traction rating meaningfully while barely changing how it looks from standing height. On a hotel entry or a restaurant threshold that is not optional.

What separates a lobby pour from a pretty photograph
The pour is the part people photograph.
Panels poured in your actual room
Metallic reads one way under 2700K hospitality fixtures, another under a 4000K retail array, and something else again through a west-facing storefront at four in the afternoon.
A clear built to the traffic count
We ask how many people cross that floor and where they come in the door. The commercial clear over the metallic is specified against that number, built heavier through entry lanes and elevator lobbies than across the open field.
Poured around a building that stays open
A lobby gets taken in halves behind hoarding, so there is a path through the room the entire time. A showroom runs Sunday through Wednesday. An amenity floor goes down overnight and opens with the building.
Where metallic is the wrong specification
We turn this system down more often than we sell it, and it is worth saying why before you fall for a photograph.
Do not put a metallic floor in a commercial kitchen, a wash bay, a food processing room, or anywhere with a floor drain and a hose. It is a decorative system with a decorative wear layer, and hot water, degreaser, and standing water will beat it. Those rooms want a flake build or urethane cement, and we would rather sell you the right one.
Be careful with it in a heavy retail entry that takes direct sand and grit off the street with no walk-off matting. Miami Beach and beachfront-adjacent retail track in an abrasive that acts like sandpaper on any gloss finish. That does not rule metallic out, but it does mean specifying a walk-off zone, an aggressive wear layer, and a scheduled screen-and-recoat, and the owner needs to agree to all three up front.
Keeping the depth in a Miami commercial metallic
Maintenance is the part that separates a metallic floor still looking poured in year eight from one that looks tired in year two, and it costs almost nothing if the building actually does it.
The enemy is grit. Everything else is manageable. Sand and street grit under a shoe or a luggage wheel is what abrades a gloss finish, so the single highest-value thing a Miami property can do is put in real walk-off matting at every exterior entry and keep it clean. Fifteen feet of matting outperforms any topcoat upgrade you can buy.
Day-to-day cleaning is a neutral pH cleaner and a soft pad, nothing more. High-alkaline strippers, ammonia, and aggressive scrubbing pads dull a gloss finish quickly, and janitorial contracts written for a VCT floor will specify exactly those. We hand the GM a one-page routine at handoff specifically so it can be attached to the cleaning contract, because the crew that cleans your floor is usually not the person who bought it.
Miami rooms this system was made for
Public-facing space where the floor is part of the brand, the traffic is real, and nobody is going to close for a week.
Hotel lobbies and amenity floors
Brickell and Downtown properties, covered pool decks, spa corridors, and amenity lounges. The entry and elevator lane carry a heavier wear layer than the field because that is where luggage wheels and beach sand do their work.
Showrooms and brand environments
Design District and Midtown retail, automotive and fixture showrooms, and flagship spaces where the floor has to carry the identity. We can work a pour toward a brand palette and keep pouring panels until somebody signs off on actual material. A showroom typically loses a Sunday through a Wednesday and nothing more.
Tasting rooms and event floors
the public half of Wynwood breweries and production buildings, plus event venues and private dining. Decorative out front, and where the room meets the production side we stop at a clean line and transition to a washdown system rather than running metallic into a space with a drain in the floor.
Corporate reception and creative office
reception floors, agency and studio space, and amenity areas in Coconut Grove, Coral Way, and Downtown buildings. We usually pull the movement quieter here on purpose, because a floor that staff cross forty times a day should hold up to being looked at every day rather than shout once.
What actually wears a decorative floor down here
Maintenance separates a metallic floor still reading poured in year eight from one that looks tired in year two, and it costs a building almost nothing to get right. Grit is the enemy and very little else is. Sand and street dust under a shoe or a luggage wheel is what abrades a gloss finish, and in a city where half the foot traffic has been near sand at some point in the day, that load never stops.
The second half is what your cleaning contract says. Day-to-day care is a neutral pH cleaner and a soft pad. High-alkaline strippers, ammonia, and aggressive pads dull a gloss finish fast, and janitorial contracts written years ago for a VCT floor specify exactly those products. We hand the property manager a one-page routine at handoff for the specific purpose of getting it attached to that contract, because the crew cleaning your floor at 2am is rarely the person who chose it.

How a commercial pour runs in an open building
Walk-through and sample panels
Free and on site. Moisture meter on the slab, flatness checked, traffic counted, then panels poured in your room and left overnight under your own fixtures.
Prep and flatten
Diamond grind to profile, cracks chased and filled, self-leveling underlayment where flatness demands it, full vacuum, moisture re-read after the grind.
The pour
Metallic resin flowed and worked for depth, continuous inside each phase, with the break placed where a seam disappears. This happens once, so it takes the time it takes.
Wear layer and handoff
Commercial clear built to the traffic count, traction carried in at the entry, and a one-page cleaning routine written to attach to your janitorial contract. We return at 30 days.
Other Suncrete coating systems.
The right system depends on the slab and the room. We will not force-fit one when another lasts longer in that space.
What facility managers ask us first.
Will a metallic floor survive a hotel lobby?
With the right wear layer, yes, and that wear layer is the whole answer. The metallic layer is the art and a separate commercial clear takes the abuse. We build that clear thicker through the entry and elevator lanes than through the rest of the field, and carry a fine traction grit into it. What it will not survive is a lobby with no walk-off matting, because beach sand under a luggage wheel abrades any gloss.
Can two areas be poured to match each other?
Close, never identical, and that is worth understanding before you specify it across a large or phased space. Every pour moves differently because the material is worked by hand. We plan phase breaks at natural architectural lines where the eye reads a transition anyway, and we keep the same crew and the same batch approach across phases. Approving sample panels rather than photographs is what keeps expectations honest.
How much of my business has to close during the install?
Less than owners expect. A showroom typically runs a Sunday through a Wednesday. A hotel lobby gets hoarded and poured in halves so there is always a path through. Prep is the noisy part and it happens overnight. The pour itself needs the area empty and undisturbed while it flows, then cured before anyone walks on it, so the phase plan is really a plan around that window.
What cleaning products will damage it?
High-alkaline strippers, ammonia-based products, and aggressive scrubbing pads. Those live in most commercial janitorial closets, which is the actual risk. A neutral pH cleaner and a soft white pad is all a metallic floor ever needs. We hand over a one-page routine at handoff specifically so your property manager can attach it to the cleaning contract instead of hoping the crew guesses right.
